Sellers: 2026 Buyers are Questioning 2022 Pricing for 2010 Homes

In today’s Greenville, SC real estate market, buyer expectations have shifted. While demand remains strong, buyers are far more selective and modern design plays a big role in how homes are valued and selected.

Many buyers are comparing resale homes directly against new construction. If a resale home features 2010-era finishes—dated cabinets, older lighting, worn flooring, or minimal tech—buyers are less willing to pay peak-market prices and your home will likely sit draining your confidence and expected profits. Instead, they’ll often choose a new build offering modern layouts, updated finishes, energy efficiency, and community amenities like pools, trails, and green spaces—sometimes at the same or even lower price point.

This doesn’t mean every home needs a full renovation to sell. But it does mean pricing must reflect condition and competition. Homes that haven’t been updated—or aren’t planned to be—should be positioned realistically. Buyers today are factoring in the cost and hassle of upgrades, and they’re adjusting offers accordingly. Often Realtors will impress you with previous homes sold in the neighborhood and or surrounding areas pricing, but sometimes they do not understand the big picture. They’ll tell you homes are sitting on the market for XX number of days and to not get your hopes up. Can you get back what you put in? Depends, but simple upgrades can make the difference.

The good news for sellers is that strategic, budget-conscious updates—such as paint, lighting, flooring, and minor kitchen or bathroom improvements—can significantly improve market appeal and help close the gap between older homes and newer builds. Which upgrades will rely heavily on your real estate market knowledge.

If your home hasn’t been updated and you’re not planning to upgrade before listing, expectations should be adjusted in 2026. Today’s buyers are comparison shopping more than ever.
